New Homebuyer’s Guide to Building in Alaska: Tips 1-3

Choosing to build on your lot comes with its own challenges, but it also comes with plenty of rewards. The same can be said for building a new home in Alaska.   1. Building vs Buying a Pre-owned Home
    In most of the US, first-time homebuyers typically choose to purchase a pre-owned home, in part because there are more options available and it eases you into the home-buying process without having to dive right into building a home. In Alaska, however, most older homes were built before current energy efficiency standards. Not only are you likely to have an uncomfortable home, it could be costly. As well as high energy bills, you could be looking at expensive repairs and replacements needed for heating systems, windows, insulation, and even potential foundation issues.

    When you purchase a newly constructed home, you benefit from the Alaska Housing Finance Corporation (AHFC) energy efficiency standards that new homes are built to meet now. You’ll have a structurally sound home with significantly lower heating bills, which is a real concern in Alaska.

  2. Evaluate the Land
    When it comes to choosing land to build on, due diligence is vital. High water tables, permafrost, and unstable soils can lead to structural issues. The more rural you go, public utilities may not be as available, resulting in the need for wells, septic systems, and other costly private additions. There’s also all of the land preparation to factor in before you ever start construction. Fortunately, if you work with a builder with prepared lots, many of these concerns are already taken care of.

  3. Alaska-specific Financing
    One of the most important things to know about building in Alaska is the number of financing options specific to the state. These can lead to significant savings, so it’s important to look into any options available. The AHFC is a source of a lot of savings, especially for first-time home buyers with their First Home and First Home Limited programs that offer competitive interest rates.

    The AHFC also has the New Home Construction Rebate up to $10,000 for buyers building or buying a newly constructed home that meets energy efficiency standards. In addition, there’s the Energy Efficiency Interest Rate Reduction, which can result in a reduced interest rate on the first $250,000 of your mortgage if the new home exceeds Alaska Building Energy Efficiency Standards.

    Beyond the AHFC, there are also regional organizations that offer financial support, such as help with down payments and closing costs for first-time buyers in Alaska. There’s also the FHA One-Time Close construction loan that can lower the amount needed for the down payment.
