  1. HRV unit should be running all year round. This is to prevent excess moisture, which, in turn, helps to prevent mold and mildew. Additionally:
    1. HRV filters should be cleaned every three months;
    2. HRV exterior hoods should be cleaned every 12 months
    3. HRV heat exchanger should be cleaned every 12 months
    4. Turn HRV main control back on after extended power outage.

  2. Ensure continued proper furnace operation by observing the following tips:
    1. Furnace filters should be changed every three months
    2. Have furnace checked every 12 months by heating contractor (approx. $65)
    3. Change thermostat battery every 12 months.
  3. Set water heater temperature such that water at the kitchen faucet is at least 120°.
  4. Set garage thermostat between 55° and 60° when outside temperature falls below freezing.
  5. Check caulking around sinks, toilets and tubs. Re-caulk as needed.
  6. Sheet rock cracks are to be expected. As framing lumber dries, it will shrink, creating the possibility of hairline cracks.
  7. Disconnect garden hose from hose bib in freezing temperatures. This will allow hose bib to drain correctly and minimize the possibility of breakage and leaks.
  8. Do not use salt or salt products on concrete. Salt soaks into the surface of the concrete and expands as it dries, causing the surface of the concrete to flake.
  9. Do not allow lawn sprinklers to repeatedly soak siding.
  10. Use of chlorine tablets/solutions in toilet tanks will void the toilet manufacturers warranty.
  11. Run fireplace continuously 8 to 10 hours upon first use.
  12. Smoke detector batteries should be changed every six months with an Eveready or Energizer battery.
  13. Septic tanks should be pumped out every two years. (Please note that NorthernÒ , CharminÒ and KirklandÒ brand bathroom tissues tend to cause blockages in low use septic systems.)
  14. If gutters are installed, downspouts must be directed a minimum of 10’ from foundation.
  15. Decks added to structure must direct water flow away from building.
  16. ‘Control joints’ are induced in concrete slabs larger than 10’ X 10’ in an effort to prevent uncontrolled future cracking.
  17. Stained decks, landings and porches require yearly maintenance: scrub deck each spring with a recommended cleaning product, and reseal following cleaning product/sealant manufacturers’ recommendations.
  18. Do not warm car engine while parked in garage. Open overhead door, start engine, pull out immediately, and then idle if necessary.
  19. Caring for asphalt: Our paving contractor recommends applying sealant after the first year and then every two-three years. The asphalt should be cleaned annually to remove winter sand and ice melt build up.
